The July 2025 Rent Report from Realtor.com® shows that rental housing shortages are worsening in major U.S. metros. The decline in multifamily housing permits is largely due to economic pressures on developers, including President Trump's tariffs on key building materials. These tariffs have driven up construction costs, making it harder to build new apartments at a time when falling rents and increased demand are putting pressure on the rental market.
With fewer apartments being built, working families, students, and low-income residents are left with fewer options and higher rents. This crisis is preventable. We urge policymakers to end harmful tariffs, invest in affordable housing construction, and protect renters from skyrocketing costs.
